🖊️ Notary Signing Agent
Notary Signing Agent
A Notary Signing Agent (NSA) is a commissioned notary who has received additional training and certification to handle loan document signings. NSAs are commonly hired by title companies, signing services, and lenders to ensure real estate loan documents are properly executed and returned on time.
At BK’s Motary~Notary, our Notary Signing Agent is certified, background screened, and experienced in handling sensitive real estate transactions such as:
Purchase and refinance loan packages
HELOCs (Home Equity Line of Credit)
Reverse mortgages
Commercial property closings
📍 Important Note: In California, Notary Signing Agents are not permitted to explain documents or provide legal advice. Their role is to verify identity, witness signatures, and ensure documents are signed correctly.
1. What should I expect during a loan signing appointment?
During your appointment, I’ll introduce myself, verify your ID, walk you through each document in your loan package, witness your signatures, and answer general questions about the process. I do not provide legal advice but will ensure all documents are completed and returned promptly.
2. How long does a loan signing usually take?
Most signings take between 45 minutes to an hour, depending on the type of loan and how many signers are involved. I’ll always allocate enough time to ensure you're comfortable and not rushed.
3. Can you travel to my home, workplace, or another location?
Yes, I offer mobile notary services and can meet you at your home, office, a care facility, or other convenient locations throughout Temecula, the Inland Empire and beyond.
📜 CNTDA (Certified Notary Trust Delivery Agent)
CNTDA (Certified Notary Trust Delivery Agent)
A Certified Notary Trust Delivery Agent (CNTDA) is a notary who has received specialized training in the secure and professional delivery of living trusts, wills, powers of attorney, and other estate planning documents. While California notaries cannot offer legal advice or prepare these documents, a CNTDA ensures that:
The signers are properly identified
The documents are presented in the correct order
All required signatures and notarial acts are completed correctly
Documents are returned promptly and securely to the attorney or estate planner
This service is particularly valuable to law offices and estate planners who need a trained notary professional to present trust documents without offering interpretation.
1. What does a Certified Notary Trust Delivery Agent do?
A CNTDA specializes in delivering and overseeing the signing of estate planning documents, including Declaration of Trust, Asset Documents, California Certificate of Trust, Pour-Over Will, General Durable Power of Attorney, and Advanced Health Care Directive to name a few. I ensure these documents are executed properly, witnessing signatures, and notarizing when required.
2. How is this service different from general notary work?
Unlike standard notarizations, a CNTDA handles multi-document estate packages. This service includes document presentation, understanding the structure of trusts, and coordinating signings that often involve multiple parties such as attorneys, trustees, and family members. It requires advanced specialized training and legal understanding—without providing legal advice.
3. Can trust signings be done at home or care facilities?
Absolutely. I routinely conduct trust signings at residences, senior living communities, hospitals, and hospice facilities. I bring a calm, professional approach to make the process smooth and respectful for all involved.
💻 In-Person Electronic Notary (iPEN)
In-Person Electronic Notary (IPEN)
An In-Person Electronic Notary (IPEN) performs notarizations using digital documents and electronic signatures, but meets the signer face-to-face just like a traditional notarization. In California, this method is fully compliant as long as the notary and signer are physically present together during the process.
IPEN services are ideal for:
Real estate transactions
Loan signings
Clients who prefer a paperless process
Environments where quick turnaround is needed
We use secure digital platforms and tamper-evident technology to ensure the integrity of your documents. While this is not Remote Online Notarization (RON), it offers many of the same benefits — without the remote video element.
1. What is iPEN and how does it work?
iPEN allows a notary to perform notarizations using a secure electronic platform, while still being physically present with the signer. Instead of signing with ink on paper, both the notary and the client sign digitally using approved software and hardware.
2. Is iPEN legally accepted in California?
Yes. California permits in-person electronic notarization, provided the notary and signer are physically together during the process, and all signatures and seals are applied electronically using state-compliant technology.
3 Do I need any special equipment or apps as the signer?
No. BK’s MOTARY~NOTARY will provide the necessary device and software during your appointment. You’ll simply follow prompts on the screen to sign and complete your notarization safely and securely.
🌍 Apostille Agent
Apostille Agent
An Apostille Agent assists with the preparation and submission of documents that require authentication for use outside the United States. In California, only the Secretary of State can issue an apostille, but we help facilitate the process quickly and correctly.
We handle:
Birth, marriage, and death certificates
School transcripts and diplomas
Power of Attorney and notarized legal documents
Business records and corporate paperwork
As your Apostille Agent, we ensure your documents are properly notarized, then submitted to the appropriate government agency for authentication. Whether for personal, legal, or international business matters, we streamline the experience from start to finish.
Note: We are not a government agency but work on your behalf to simplify this often confusing process.
1. What is an Apostille and when do I need one?
An Apostille is a certificate issued by the California Secretary of State that authenticates the signature of a public official on a document for use in another country. You’ll need an Apostille if your notarized document is being sent to a foreign country that is part of the Hague Convention.
2. Can BK’s MOTARY~NOTARY handle the entire Apostille process?
With the exception of the actual issuance of the Apostille, we offer complete Apostille services—from notarizing your documents to submitting them to the appropriate government agency and returning them to you, ensuring they meet international requirements.
3. How long does the Apostille process take?
Processing time depends on whether you choose standard or expedited service. Standard service may take several business days, while expedited options are available for quicker turnaround. We’ll discuss timing with you based on your specific needs.

🌐 Remote Online Notary (RON)
Remote Online Notarization (RON)
What is RON?
Remote Online Notarization (RON) is a process that allows notaries to notarize documents virtually using audio-visual technology. Instead of meeting in person, clients can appear before the notary online — securely and legally.
Why isn’t RON available in California yet?
As of now, California does not authorize notaries to perform RON. While it’s available in several other states, California has chosen to delay implementation to ensure strong consumer protections and system integrity.
When will RON be available?
RON is expected to become legal for California notaries starting January 1, 2030. The state is preparing for a secure and standardized rollout — and we’ll be ready on Day One.
1: What is Remote Online Notarization (RON)?
RON allows notaries to notarize documents remotely using audio-visual technology over the internet. The signer and notary are in different locations, but connected via a secure video platform.
2: Is RON legal in California?
While California has passed legislation to authorize RON, it is not yet available to commissioned notaries in the state.
Under Senate Bill 696 (SB 696), signed into law in 2023, California notaries will eventually be permitted to perform remote online notarizations. However, the law will not be fully operative until the Secretary of State completes the required technology infrastructure—or by January 1, 2030, whichever comes first.
3. Will BK’s MOTARY~NOTARY offer RON services in the future?
Absolutely! Until then, California Government Code § 8206 and related statutes continue to require a physical, in-person appearance for all notarial acts. As such, I do not offer RON services at this time.

We offer in-Person Electronic Notarization (iPEN), which is California compliant. However, Remote Online Notarization (RON) is not currently authorized in California. We’ll be tentatively offering RON starting January 1, 2030, once it becomes legally approved.
